housing laws in accordance with the US Department of Housing and Urban
Development and the Hawaii State Civil Rights Commission.

Advertising: We advertise your available
property on our website, in the Hawaii Tribune-Herald and on our list of
available rentals located in our office. We offer this listing to our
walk-in clients and often fax out lists to various agencies including the
University of Hawaii at Hilo and the Joint Astronomy Center. We regularly
review your property with regard to the current rental market in order to
get you the optimal rental income.

Tenant Screening, Interview and Application Process:
We take great care in pre-qualifying tenants for your property. We verify
that each tenant has a good rental history when we check their references
with prior landlords. We also verify income, sources of income and
employment. Our requirements are as follows: a written application from each
adult in the household, good references from present and past landlords,
good reports from present and past employers, as well as a good credit
history.

Maintenance and Repair Calls: We handle all
repair calls from tenants and send out the appropriate repair person to your
property. We also oversee all other repair and maintenance work done on your
property to ensure that the work was done in a professional manner. We
receive all invoices for work done and disburse payment from your monthly
rental income.

Various Bill Payment Service: We want to make
the management of your property hassle-free and worry-free for you.
Therefore, we are able to tailor our services to meet your individual needs.
We pay regular monthly bills, such as utilities, repair bills and yard
service, on your behalf as part of our standard management program. At your
request, we will pay your mortgage, insurance, maintenance fees, association
dues, State of Hawaii General Excise Tax, and other bills for a nominal
service fee.

Inspections: We conduct thorough on-site
inspections before a tenant takes occupancy, periodically during a tenant’s
lease, and immediately after the tenant vacates. When a new tenant is
selected for your property, the tenant is given a current inspection report
to acknowledge and, if applicable, an inventory list. When the tenant
vacates the unit, this documentation helps in identifying any damage not due
to normal wear and tear. Any damage negligently caused by the tenant will be
charged against the tenant’s security deposit. This procedure helps us
protect both your property and your money.

Computerized Monthly Financial Statements:
Each month we will send you a complete financial statement which reports
both income and expense detail for the month and includes a summary of the
year to date. We will also include copies of invoices for any work done on
your behalf that month. At the end of the year, you will receive a summary
of the year’s business activity for your property along with a 1099 tax
form.
