Ala Kai Realty, Inc. is a locally owned, full-service, Property Management company with over 40 years of real estate experience on the Big Island.

Ala Kai Realty Property Management policies are in compliance with the laws established by Hawaii Revised Statues Section 521 (Residential Landlord-Tenant Code). Ala Kai Realty Property Management adheres to all Fair Housing laws in accordance with the US Department of Housing and Urban Development and the Hawaii State Civil Rights Commission.

Property Management includes single family homes, condominiums, apartments, fully furnished units and vacation rental units. Our objective is the establishment of mutual satisfaction between property owners and property renters.

Our Property Management services include but are not limited to:
Tenant Application:
Ala Kai Realty Property Management provides pre-qualifying services to rental
applicants for your property. Property Management will verify rental history when available and check references with prior landlords. We verify income, sources of income and employment.
Inspections:
Property Management will conduct site inspections before a tenant takes occupancy,
periodically during a lease, and immediately after the tenant vacates. All new tenants are given a current inspection report to acknowledge and, if applicable, an inventory list. When a tenant vacates the unit, the inspection report is used in identifying damage not due to normal wear and tear. Any and all damages caused by the tenant are charged against the tenant’s security deposit.
Advertising:
Property Management will advertise your property on our website, national web sites, the
Hawaii Tribune Herald local newspaper and our in-house list of available rentals. We continuously monitor market conditions in order to optimize your return on investments.
Repairs and Maintenance:
Property Management will process all repair calls and respond accordingly.
We monitor all repairs and maintenance work on your property. We process invoices for completed work and provide payment to vendors from your monthly rental income.
Bill Payment Service:
Our bill payment services can be tailored to your specific needs. We can pay
regular monthly bills such as utilities, and yard service on your behalf as part of our standard property management program. At your request, we provide bill payment services for your mortgage, insurances, association fees, State of Hawaii General Excise Tax, and other bills for a nominal service fee.
Monthly Statements:
Property Management will provide monthly income and expense reports that
includes details for the month and a year to date summary. This includes copies of invoices for purchases and services for your property. We provide year end reports, including 1099 tax forms.
